Arrange a private transfer and we meet you at the airport — cold towel, water, no queues. Once you've settled, take the caldera path toward the castle. Don't rush to the main sunset point — it's too crowded. We'll show you the hidden ledge just below. Dinner at a small table in Finikia, away from the noise — we'll reserve it.
Wake early — the light before 9am is when Oia belongs to you. Walk down to Ammoudi Bay for coffee or a swim. Late morning, board a private catamaran for a sunset cruise along the caldera. Swimming, lunch on board, volcanic hot springs, and the sunset from the water — this is the one experience you shouldn't skip.
Arrange a private transfer to Oia. Explore your neighbourhood on foot. The caldera path reveals itself differently depending on the time of day — late afternoon is golden. Dinner at a taverna we know, one with honest food and no tourist markup.
Morning at Ammoudi Bay — take the steps down from Oia. Afternoon catamaran cruise along the caldera. Swim at Red Beach, float in the volcanic hot springs, lunch on deck. Return for sunset from the water.
Winery visit with tasting — volcanic soil produces some of the most distinctive wines in Greece. Continue to Akrotiri archaeological site, then through traditional villages like Pyrgos and Megalochori. Return to Oia for your final sunset — by now, you'll have a favourite spot.
With 5+ days, you stop being a tourist and start living here. The first three days follow our sweet spot itinerary. After that, the island opens up: sea kayaking, a cooking class, a day trip to Thirassia, and plenty of time to do absolutely nothing.

We arrange private transfers in an air-conditioned Mercedes. Your driver meets you at arrivals holding a sign with your name. The drive from Santorini Airport (JTR) to Oia takes about 25 minutes. Port transfers from Athinios take around 30 minutes. Contact us to book.
Not if you’re staying in Oia — the village is entirely pedestrian and all shops, restaurants, and the caldera path are within walking distance. For island exploration, we recommend renting a car or ATV only for that specific day, or using one of our private tailored tours which include transport. Most excursions we arrange include pickup and drop-off.
There is a public parking area on the main road of Oia, about a 5–10 minute walk from most properties. Parking is extremely difficult during peak season — available spots are rare. We strongly recommend arriving by transfer and renting a car only for exploration days.
Yes — Ammoudi Bay is roughly 300 steps below Oia. The walk down takes about 10–15 minutes, the walk back up a bit longer. The steps are well-maintained but steep. Wear proper shoes. You can also return by transfer if you prefer not to climb back up.
Check-in is from 3:00 PM. Check-out is at 11:00 AM. Early check-in or late check-out may be possible — we can confirm the day before based on the schedule. If timing doesn’t align, we offer luggage storage so you can explore Oia freely while we prepare the property.
Breakfast is not included in the accommodation. However, we offer a breakfast delivery service — order the night before and a fresh breakfast is delivered to your property the next morning. There are also several cafés in Oia with caldera views and breakfast menus within walking distance.
Yes. Share your preferences before arrival and we’ll stock your kitchen — water, wine, breakfast essentials, snacks, or a full grocery list. Walk into a home that’s already yours, no first-day supermarket run. Mini markets are also within walking distance in Oia.
The tap water is safe to drink and use for food preparation such as boiling pasta or rice. However, because Santorini’s water comes from a desalination plant, the taste can be different from what you’re used to. We provide bottled water at the property, and additional bottles are available at the local mini markets.
Yes. All properties have high-speed WiFi suitable for video calls and remote work.
The properties do not include a washing machine and there are no laundry shops directly in Oia. We offer a delivery service to and from a laundry shop in Fira, the capital. Contact us through WhatsApp and we’ll coordinate pickup and return.
Both are in Oia village centre. The ATM is near the main bus stop — use a bank ATM, not the private ones which charge higher commissions. The pharmacy keeps regular business hours. For medical emergencies, the Santorini Health Center in Fira is about 20 minutes by car.
Irons are not provided in the properties due to safety considerations. If you require wrinkle-free clothing, we recommend bringing a travel-sized steamer.
Like the majority of houses in Oia, most properties do not have a direct view of the sun dipping below the horizon due to the village’s orientation. However, you will enjoy stunning caldera views with the volcano, the volcanic islands, and the Aegean Sea. During sunset hour, the famous colors reflect vividly on the caldera cliffs — historically, this is what made the Oia sunset legendary: not the sun itself, but the dramatic light painted across the unique layers of earth on the cliffs.
Yes. The outdoor tub is operational year-round and is set to a comfortable default temperature. The water temperature may be briefly affected by outdoor weather conditions, but our maintenance team checks the settings and water quality every morning.
Pets may be welcome depending on the property. Please contact us in advance with your pet’s breed and temperament so we can confirm availability and discuss any specifics. An additional cleaning fee may apply.
During peak season (July–August), very busy between 10am and sunset, especially near the castle. Early mornings and late evenings are peaceful. We know the quiet paths and timing. Off-season (October–April), you’ll often have the caldera path to yourself.
We don’t recommend it. The conditions have been widely documented as concerning. We provide porterage — we carry your bags up and down the caldera steps ourselves.
Comfortable walking shoes with grip, sunscreen, a light jacket for evenings (wind picks up after sunset), and a swimsuit. We provide premium towels, toiletries, and beach towels at the property.
When November hits, most of Oia shuts down. Restaurants pull their chairs in. Hotels lock their doors. The cruise ships vanish. Not us.
Five of our seven properties operate through winter. We're here. Transfers run. Housekeeping runs. The WhatsApp works. THIREON doesn't hibernate.
Skala, Satori, IOTA, Opuntia, Everblue. Fully heated, fully serviced, fully managed. Check-in, transfers, grocery stocking, housekeeping — everything runs exactly as it does in July.

December through February is the hard stretch. Rain, wind, grey skies. Temperatures 8–14°C. Some days are stunning — winter light on the caldera is the most beautiful thing on this island. Pack for real weather.
Oia is quiet. A couple of cafés, a bakery, a taverna. Most activity moves to Fira, 15 minutes by car. We know exactly what opens when — it changes every year, so ask before you book.
